Bellakvarter is one of Copenhagen’s largest real estate development projects and aims to create a new vibrant urban district that incorporates the surrounding nature.

 

Bellakvarter is a result of an investment case that began in 2012 with the acquisition of Scandinavia’s biggest conference centre, Bella Center Copenhagen. In 2014, Solstra initiated the development process for Bellakvarter with a new master plan for the parking area surrounding the centre. Key elements from the master plan included converting on-ground parking facilities into parking houses, thereby enabling one of Copenhagen’s largest real estate development projects with more than 300,000 sqm of residential and commercial building rights to be unlocked.

 

After having completed the master plan and district zoning plans for Bellakvarter and successfully activated the area as a new Copenhagen neighborhood with the completion of the first residential buildings, Sampension and AkademikerPension – two Danish pension funds – acquired Bellakvarter and thus, the ongoing development project, in 2019 and opted to continue with Solstra managing the development and construction phase as a full-service partner.

 

Solstra has managed to turn the parking area into one of Copenhagen’s largest real estate development projects with more than 300.000 sqm of residential and commercial building rights.

Solstra has handled the entire value chain of the development and construction phase for Bellakvarter.

 

Solstra has been managing processes such as the dialogue with the Municipality of Copenhagen, the development of the first master plan, the updated master plan and the various district zoning plan processes. In addition, Solstra has also overseen volume studies and technical and environmental examinations. Further, Solstra has been responsible for entering agreements for construction and advisory contracts, infrastructure investments, managing budgets and board and management services.

In Bellakvarter, Solstra is working with certification on both area and building level. Bellakvarter was the first in Denmark to get a midterm certification with DGNB Gold at area level.

 

In addition, we are working within DGNB Gold, Platin and Heart certifications at building level within Bellakvarter.

As a full-service partner on Bellakvarter, Solstra ensures excellent corporate governance with market research, business plans, valuations, financing structure and proposals for decision-making at the management and investor level.

 

Furthermore, Solstra manages all letting/sales and transactions processes through the management of letting/sales brokers and full transactional support with the establishment of data rooms, negotiations regarding terms and documentation and the management of advisor teams etc. Solstra also provides financial reporting and preparation of board material together with the presentation of such materials to the management and/or board of directors.
